About Our Community

 Loch Isle is a townhome community located in the heart of Miami Lakes, Florida. Built in the late 1970’s, it is   comprised of 82 homes across five streets, Loch Isle Drive and Greentree Lane. Most of the homes are lakefront properties. The lake is home to several species of fauna, such as fish, birds, and turtles.

 The HOA is a governing body made up of elected homeowners responsible for managing and maintaining the common areas and enforcing community rules and regulations. Add an answer to this item.


 

HOA dues are regular payments made by homeowners to fund the maintenance and operation of the community. They may cover:

  • Landscaping, tree and lawn care for common areas
     
  • Legal services
     
  • Lake and fountain maintenance
     
  • Road and drain maintenance
     
  • Insurance for common areas
     
  • Reserve funds for future repairs


Dues are paid annually, typically in July. 


 

Yes. The HOA can increase dues or charge special assessments with board approval, typically following the procedures outlined in the governing documents and Florida Statutes (Chapter 720 for HOAs).


 

Rules include:

  • Exterior modifications (e.g., painting, decks, fences)
     
  • Parking regulations
     
  • Pet policies
     
  • Noise ordinances
     
  • Trash bin storage
     
  • Rental restrictions
     

Refer to the Covenants, Conditions & Restrictions (CC&Rs) and Bylaws for details.


 Yes. Most exterior modifications require written approval from the HOA’s Architectural Review Committee/Board of Directors  to ensure consistency and maintain property values. 


Contact the property management company.  Maintenance of common areas is typically the HOA’s responsibility, while interior and exterior property boundary  areas are the homeowner’s. 


 Yes, following these rules:

  • A homeowner may rent out their property AFTER a two year period of ownership.
  • Lease agreement must be provided to the board
  • Background check
     


 



Documents like the CC&Rs, Bylaws, Meeting Minutes, and Financial Reports are typically available through the HOA website, management company, or by request.
